Today is March 19th, 2010.  I don't want to put pressure on the folks who want to get in on this $8000 tax credit BUT.....  Tick Tock Tick Tock

I am going to urge you to get busy and find your dream home soon!  April 30th, 2010 is the last day to be signed up on a contract to purchase your new home to qualify for the credit.  That is only 6 more weeks.  AND it must close before June 30th, 2010. 

So be careful if you are buying a short sale that you are working with a Realtor who knows what they are doing.  There are some lenders who can turn a short sale around in less than 6 weeks but not many can or will.  Your Realtor needs to be experienced in short sales to know what lenders you can take that chance on, or she needs to find you a property that can close in 30 days.

I have been doing these short sales (check out my gray hair) for about 3 years now and can advise you what to do in your situation.  I am also affiliated with a law firm  who actually does the negotiations for you.  We have our fingers on the pulse of how the transaction is proceeding, and can let you know ahead of time if you need to bail out.
